August 2012 ~ Market update


Market update

The national housing market continues to recover, evidenced by a balanced supply of inventory as well as improvements in home prices and the number of homes sold.  The median home price increased again this month from last month, reaching $182,000 compared to $155,600 just three months ago, a 17.4% increase.

Recently, a growing trend facing certain regions is tremendous inventory shortages.  NAR President Moe Veissi advised buyers in markets with limited supply who are seeing multiple bidding and competition between first-time buyers and cash investors that, "It's extremely important (for buyers) to listen to the advice of your agent and perform all the due diligence that you would normally do in a more balanced market".

With rental rates and buyers' confidence on the rise due to record-low mortgage rates, the market is heating up, making now one of the most favorable times in history to buy a home.


Mortgage rates around 3.66% continue to boost home affordability, some of the lowest rates on record since 1971.  These rates may be as close to the bottom as they will get, adding to the urgency to buy a home now while these record lows hold.



While home sales decline 1.5% from last month to 4.55 million units, year-over-year increases are 9.6% higher.  Lawrence Yun, NAR chief economist, states, "home sales have moved markedly higher with eleven consecutive months of gain over the same month a year earlier".




Thanks to a decline in distressed properties on the market (which includes short sales and foreclosures that traditionally sell for 15%-20% less on average compared to non-distressed homes), the median home price rose 5.1% from last month, and 7.9% compared to a year earlier to $182,600.  This is the third consecutive month of year-over-year price gains, which hasn't been seen since March to May of 20096, a period of peak performance in the housing market.



Housing inventory remained stable with a 6.6 month supply on the market, 20% below a year ago levels.  This marks the sixth consecutive month of inventory at 6 month supply, the threshold for a balanced market, giving both buyers and sellers an equal advantage.  Movement out of the three year buyer's market is imperative toward reaching a full-scale housing market recovery.



As many markets continue to heat up, both buyers and sellers are facing multiple offer situations.  If you're a buyer in a bidding war, here are some tips to give you an edge:

1.  Think unevenly.  An uneven offer price such as $251,000 instead of $250,000, will stand out from the others, and it may just beat an offer that came in at a slightly lower figure with an even bid.

2.  Be flexible.  The fewer contingencies and the cleaner the offer, the better the chance you have to win a bidding war.  Having your agent find out the seller's ideal closing date, and offer to make it happen.

3.  Hide your hand.  Determine the highest bid you're trying to beat, and try to come in over that rather than offering the most you can afford.

4.  Don't get distracted.  If you find yourself caught up in the excitement of a bidding war, step back and reassess if the home has everything you want and need.

Regardless what you do for a living, taking time off and enjoying what nature has to offer is sometimes the best medicine for any ailment.

Yesterday I accompanied a friend of mine and a group of people to Sequoyah State Park in Oklahoma.  The nature hike was fun and exhilarating.  Tromping through the woods brought back memories of my childhood.  Although I don't recall my woods as a child this beautiful and serene.

The gathering was brought together by Meetup, which can be found at www.meetup.com and the hike was guided by Glen with Backwoods located at the Farm Shopping center in Tulsa, Oklahoma.

As we embarked on this nature hike, I had no idea what to expect, I merely looked forward to the romping in the woods.  We traveled deep into the woods and crossed piles of limbs and streams.  Then we came across a couple of old burial sites.  So our adventure turned into a bit of a history hike.  What fun!

Another note, if anyone is planning any outings this year, be prepared for "TICKS".  We found not one, not two, not three, but several.....  Even after leaving the park, we discovered ticks in the car, and everywhere you can imagine.

I vowed after yesterday, May 06th, 2012, that I would get more involved and explore other areas of life and wilderness.

Happy hiking if you decide to go....  Oh and if anyone has suggestions about keeping ticks off your body, please feel free to had comments and posts.  I really would like some suggestions.

Mixed signals....(thoughts)


Mixed signals....

Today I will be discussing mixed signals in Real Estate, Driving, and Life in General.  Do we send mixed signals intentionally or unintentionally?  Take driving for example.  I’ve recently noticed a trend of drivers crowding the line that separates your lane from their lane, and when I slow down so as not to cause an accident they then take my spot in my lane.  Now this is not a mixed signal, but how hard would it be to signal and see if I could let them in.  Another trend is just changing lanes without signaling period.  I see many drivers change lanes or jump in front of me without signaling.  I’m a little confused by this.  Is it because when they do signal, drivers crowed the car ahead of them to prevent an opening in the road?  I suppose that would create mixed signals for the driver needing to merge into another lane.  So take them by surprise, change lanes without notice.  Oh, then you have the oblivious driver who pretends they don’t see you…  So maybe it’s not mixed signals, the signal is loud and clear, for those who have no curtsey on the road, be prepared to be cut off…..

Then there’s Real Estate, here’s where the lines just get blurry!  Today’s home values and interest rates have never been more affordable.  On the Radio, TV, and in the Paper, you see buy now, low…low… rates, low home values, ect.  What’s the message?  Don’t rent when you can buy for less than renting.  So here’s where we need to back up just a bit.  What about teaching people to protect their credit?  Two years ago, lenders were writing loans for Subprime loans (about 500 credit score).  I was watching TV the other night and there was a car commercial, “Bad credit…no problem, No credit…no problem”.  So when buyers today have bad credit, they think they can still buy a home….  Why is this, because everything else in today’s economy seems to lend even if you have bad credit.  What if you couldn’t rent a house or an apartment due to bad credit?  Do you think buyers have mixed signals?  They hear buy now….low rates….no credit, no problem….bad credit, no problem….  I think the first step would be to show people (buyers) that they can save a TON of money if they improve their credit.  Not just buying a home, but auto insurance, credit cards, and a variety of other products.  I know someone whose homeowner insurance went up $650 due to their credit score dropping.  Imagine how much money you could save, and the things you could do with that extra money if you protected your credit score….  “Just a thought”!

Life is full of mixed signals, sometimes we do it to ourselves.  I myself am a good example, I’m looking for life changing possibilities and when confronted with opportunity I run the other way.  Why can some people own life (take it by the horns) so to speak, but own it without fear.  Then others play the game, live life cautiously, and seldom make risky decisions.  Have you ever been in turmoil with yourself?  Not a fun place to be, day after day conversing with yourself on life, dreams, even a bucket list, and day after day, talking yourself out of everything you want to do.

This Month in Real Estate

April 2012 Market Update

Now four months into 2012, both the housing market and the overall economy are improving at modest rates.  These improvements have inspired confidence in consumers, demonstrated by a 9.2% increase in pending homes sales in February from the year prior.

Both home prices and sales are expected to increase in 2012.  Lawrence Yun, chief economist for NAR, stated, "Falling visible and shadow inventory <Bank held properties>, combined with a dearth of new-home and apartment construction during the past three years, assure that rents will continue to rise, with likely home price increase in 2012.

As rents continue to rise, buying becomes a more and more attractive option as home affordability, or the percent of income it takes to pay the mortgage, continues to be among the most favorable in history.  Trulia's Winter 2012 Buy vs. Rent Index, which measures the relative cost of renting compared to asking prices of homes found that in 98% major metropolitan areas sampled, it was more affordable to buy than to rent.

Home sales dipped 0.9% in February to 4.59 million units, yet are 8.8% higher from a year ago.  A strengthening confidence with an increasing amount of people in the market.  Additionally, as the market shows signs of improvement, more people are feeling the urgency to buy while prices and interest rates are still at some of the most affordable levels in history.

Housing inventory rose 4.3% in February to 2.43 million homes, representing a 6.4 month supply, up from 6 in January.  There are several factors driving this increase in the inventory of homes.  First, banks have settled major lawsuits regarding fraudulent foreclosure practices with state governments, which has enabled them to start moving many foreclosures off their balance sheets and into the market.  Pending sales are up, and home building is starting to show signs of life again after three years of low new-housing construction.

10 tips to a GREENER kitchen



What are you doing to help make this world a better place?  Below are some helpful tips that can go along, every little bit helps.



1. Use Healthy Eco-Friendly Cleaners
Many common household products contain toxins that could be affecting your family's health. Buying natural safe cleaning products will help eliminate any risk of unnecessary toxins in your home.
2. Curb Paper Towel and Napkin Use
2.5 million tons of paper towels fill up landfills annually. A great solution is to buy a set of cloth rags, bar towels and fabric napkins to wash and reuse. It may be an added expense up front, but it will pay off in the end.
3. Replace Antibacterial Hand Soaps
Studies have shown that antibacterial soaps are no more effective than simple soap and water. Antibacterial soaps can lead to stronger strains of bacteria that become resistant to antibiotics.
4. Plastic--- Just Say No!
The Wall Street Journal reported that Americans go through 100 billion plastic shopping bags annually and making these bags requires an estimated 12 million barrels of oil. To reduce plastic bag consumption, use alternative options such as; reuseable bags, paper bags, or even, no bag at all!

5. Replace the Sponge!
Sponges are bacteria incubators. Although a sponge seems like a great cleaning tool, it may not be the healthiest solution. Replace your sponge with dish rags!

6. Create a Recycling and Compost System
If you don't recycle, the best way to get into the habit is to set up a simple system. Get a second trash can for inside your home and put it next to the trash can and label it "Recycling". If you are ready to take it a step further, composting is a great way to turn your waste into soil like material that can be used in your lawn and garden.

7. Replace Nonstick Cookware
Nonstick cookware releases toxins when over high heat, has a short life-span (nonstick coating usually wears out in a year or two) and the nonstick coating can scratch off into food. Healthy alternatives include stainless steel, cast iron, copper and glass.
8. Buy In Bulk
Buying in bulk means less packaging and fewer trips to the store. You'll also benefit from financial savings!

9. Update Kitchen Lighting
Kitchen lights are some of the most frequently used lights in the home. Energy efficient lights may be a high upfront cost but they use 75% less energy, generate 70% less heat and last up to 10 times longer.

10. Buy ENERGY STAR Appliances
If you are in the market for new appliances, choose one that has been proved more energy efficient. Many old appliances use a lot of unnecessary energy. If you don't already have HWA's Green Plus option--- add it today!

To Buy or not to Buy!

To buy or now to buy, that is the question.  Many buyers have held back from making a purchase and tried to predict the market.  Some analysis believe they can predict when the Real Estate market will be at it's lowest.  Over the past year many cities have experienced an increase in activity.  With this increase of activity will also cause an increase in home values (supply and demand).

Last week I sold 4 houses in one day.  Incredibly, I could have sold one house a hundred times.  This activity is very exciting and will help stimulate the Real Estate market once again.
